Subsurface and underground planning

In urban areas around the world the underground is being used more and more, for example for infrastructure, water extraction and mineral extraction. Also for above ground, urban developments like housing, offices or other functions, the urban underground is getting a bigger role. To achieve a sustainable urban development more function like Heat and Cold Storage, also known as Seasonal thermal energy storage (or STES) or geothermal power plants are created. All these developments show that it’s crucial to have insight into a correct set of data to be able to make the right choices in policy. The Netherlands has a wide range of standardized and validated data sources. StrateGis has an extensive experience in collecting, combining and visualizing these sources. This experience is of great importance for government institutions, water authorities and other organizations.

Liveability in the neighbourhood

For a neighbourhood called Bezuidenhout in the Hague StrateGis developed a tool to analyze the liveability of the neighbourhoud using a diverse set of parameters. Goal of such an analysis is to get insight into the current situation and calculating the effects of new urban developments in the area.


To establish how the neighbourhood scores on the aspect of liveability a set of criteria is created in close collaboration with the neighbourhood council. A whole set of standards and legal obligations from local and national government is linked to these criteria. The criteria were then bundled on detail pages on their respective categories: Quality public space, mobility, land use, safety, amenities en ‘other’. On the detail pages it’s shown using gauges how the neighbourhood is doing for that category. When the gauge is red, then the neighbourhood doesn’t meet the (legal) requirements on multiple locations. A green gauge however shows that the requirements are met for the largest part. On the Dutch page 3dgeoviewer.nl/denhaag/bezuidenhout you can see a preview for yourself. Using Chrome it’s easily possible to translate the entire page.


In the liveability monitor it’s also possible to simulate the score on liveability after adding a housing scheme. The effect of the extra number of people in the neighbourhood is calculated for the new situation. This is possible because, next to the online report, a link to the StrateGis 3D Geoviewer is created in which new buildings and projects can be drawn. These buildings and houses are then fed into the online report as ‘planned project’ and depicting the effects on liveability. At the moment these effects can be calculated for 14 criteria and more will follow in the near future.

Real Estate Development


Now the real estate market and urban development are booming again, it can be very profitable to quickly weigh different location and plans against each other. Keeping this in mind StrateGis developed a Real Estate Module for our 3D Geoviewer software. With it, the existing situation can be analyzed quickly by combining open (big) data form several sources and visualizing this online and in 3D. That way you get an idea about the possibilities and limitations of a certain development location. Using the 3D Geoviewer it’s possible to visualize three dimensional existing buildings, zoning plans, noise and hindrance countours or soil conditions..


With the Real Estate Module several scenarios can be created very quickly and you are able to analyze the pro’s and con’s of the different options. In this way you can save time and money! The module also automatically calculates urban design standards like FSI (Floor Space Index), OSR (Open Space Ratio) and GSI (Ground Space Index) so effects of adjustments to the plans are clear immediately.


Because the existing buildings and the newly created building are visualized in 3D it’s possible to conduct a dynamic insolation/shadow analysis and with it estimate the fit of the new project into the existing urban fabric. With this accessible visualization of new plans it’s easy to get policy makes or concerned citizens on board with certain developments.
